Average advertised rent in Andorra exceeds the median salary by €638

The average gross salary is not enough to cover the average advertised rent for a home in Andorra. AGIA’s report for the first half of 2026 puts this figure at €2,874 per month, while the average salary in May stood at €2,760.46, according to the Department of Statistics’ semi-final figures.

The gap is €113.54 a month. This means that even someone spending their entire gross salary on this rent would still be unable to afford it.

The comparison does not account for contributions deducted from wages or other everyday expenses, such as food, utilities and transport.

The figures highlight the gap between individual earnings and the prices facing people looking for housing. AGIA’s figure refers to homes advertised for rent, rather than all existing rental contracts in the country.

Advertised rent exceeds the median salary by €638

The gap is even wider when measured against the median salary, which stood at €2,235.73 in May. This indicator divides employees into two halves: one earns less than this amount and the other earns more.

The average advertised rent is €638.27 higher than this salary, a difference of 28.5%. For the half of employees earning below the median, the gap is therefore even greater.

Although the average salary rose by 7.7% year on year in May and the median increased by 5.2%, both remain below the average advertised rent recorded in the report.

Rental listings almost double, but average rent remains close to €2,900

AGIA reports a significant increase in supply: the number of homes advertised for rent rose from 165 at the end of 2025 to 319 at the end of the first half of 2026, an increase of 93.3%.

Meanwhile, the average advertised rent per home fell from €3,208 to €2,874 a month, a decline of 10.4%. Despite this decrease, it remains above both the average and median salaries.

The decline is much smaller when prices are measured by floor area. Monthly rent per square metre fell from €25.7 to €25.4, a decrease of approximately 1.2%. 

This indicates that the reduction in average rent per home is not reflected to the same extent in the cost per square metre, and that the mix of properties available also matters.

Escaldes rents exceed €3,600 a month

There are substantial differences between parishes. In Escaldes-Engordany, the average advertised rent reaches €3,601 a month, compared with €3,267 in Andorra la Vella, €2,398 in Encamp and €2,101 in Canillo.

The capital has the largest number of homes advertised for rent, with 89, followed by Canillo with 71, la Massana with 58, and Escaldes-Engordany with 54.

These figures come amid employment growth. In May, Andorra had 44,729 employees, 1,112 more than a year earlier, an increase of 2.5%. 

Rising wages and employee numbers therefore coexist with a rental market in which the average advertised rent exceeds a single employee’s gross earnings.
