Only 5.5% of apartments listed for sale in Andorra cost less than €300,000
AGIA’s latest report reveals that three in four apartments on the market have asking prices above half a million euros
Buyers looking for an apartment priced below €300,000 in Andorra face an increasingly limited choice. According to the latest report from Andorra’s College of Real Estate Agents and Property Managers (AGIA), covering the first half of 2026, this price bracket accounts for just 5.5% of apartment listings, down from 7.5% at the end of 2025.
Listings are heavily concentrated in higher price brackets: 48.7% of apartments have asking prices between €500,000 and €1 million, while a further 27.4% are listed above €1 million. Together, 76.1% of apartments on the market have asking prices above half a million euros.
Apartments priced between €300,000 and €500,000 account for 18.4% of listings, also down from 19.5% at the end of last year.
Apartments below €300,000 account for a shrinking share
Over six months, the proportion of apartments listed below €300,000 has fallen by two percentage points. AGIA’s figures show that this segment represents a smaller share of available properties, with most listings requiring substantially larger budgets.
The €500,000 to €1 million bracket has recorded the largest increase in its share of listings, rising from 40.7% to 48.7%. Meanwhile, apartments advertised above €1 million have seen their share fall from 32.3% to 27.4%, although they still account for more than a quarter of the total.
These figures reflect sellers’ asking prices for listed apartments, rather than the final prices paid in completed transactions.
The number of homes listed for sale falls by 10.5%
The declining share of lower-priced apartments coincides with a reduction in the overall number of homes on the market. The report records 1,590 homes listed for sale, compared with 1,777 in the second quarter of 2025, a 10.5% year-on-year decline. This total includes both apartments and single-family homes.
Escaldes-Engordany has the largest number of listings, with 408 homes, accounting for 25.7% of the total. It is followed by Canillo, with 344, and Andorra la Vella, with 272.
By size, apartments measuring between 100 and 150 square metres make up the largest group, at 37.7% of listings. Those measuring 80 to 100 square metres account for 22.6%, while apartments smaller than 80 square metres represent 21.2%. The remaining 18.5% are larger than 150 square metres.
The average apartment asking price approaches €895,000
The average asking price for an apartment stands at €894,805, below the €956,401 recorded at the end of 2025 but above the €727,478 recorded a year earlier. This average reflects the mix of properties advertised and does not represent the price of an apartment with a standard size or set of features.
By parish, the highest average apartment asking prices are in Escaldes-Engordany, at €1,153,924, and Ordino, at €1,138,056. In Andorra la Vella, the average reaches €907,911.
The report also puts the average asking price per square metre for apartments at €7,495, an increase of 4% since the end of 2025. This rise comes as apartments listed below €300,000 account for little more than five in every hundred listings.
