A room in a shared property in Andorra la Vella is being advertised for €1,100 a month. The listing on property portal Idealista describes the accommodation as a renovated duplex penthouse with shared facilities and several bills included in the rent.
According to the advertiser, the monthly payment covers internet, electricity and heating. The offer also requires a minimum stay of three months and a security deposit equivalent to two months’ rent, totalling €2,200.
The first month’s rent and deposit therefore amount to €3,300 upfront. A tenant staying for twelve months at the same rate would pay €13,200 in annual rent, excluding the deposit.
A room with bills included and shared facilities
The advertiser describes a spacious double room, furnished with two single beds that can be pushed together to form a double bed, a television, an internet connection and a desk.
Shared facilities include a kitchen, four bathrooms and a private patio for communal use.
Although the description presents it as a double room, the house rules state that couples are not allowed. Pets are also prohibited. The listing specifies a maximum occupancy of six people and states that the landlord does not live at the property.
If all six occupants paid the same €1,100 monthly rate, the landlord could collect €6,600 in gross monthly rental income, before deducting the cost of the bills included.
This potential income could make it harder for a family seeking to rent the entire property to compete with the combined payments from six individual tenants.
Using a monthly minimum wage of €1,568.67 as a reference, renting the room would absorb around 70% of that salary, leaving just €468.67 for other expenses.
Discrepancies between the description and property details
The listing contains contradictory information about some of the property’s features. The promotional description refers to a duplex measuring more than 200 square metres with five bedrooms, while the property details specify 170 square metres and six bedrooms.
Information about the room also varies: the description mentions two single beds and outward-facing views, whereas the features section lists one single bed and a window overlooking the patio.
